Ambea moves to Arenastaden

Ambea, one of Sweden’s leading companies in the area of care and assistance, has decided to leave Solna Strand and move to Arenastaden in August 2017. Fabege and Ambea have signed a 7-year rental agreement for premises covering approximately 3,600 square metres, with an average rental value of just over SEK 10.5m, not including supplements. The company’s new address will be Evenemangsgatan 21, and it will have Siemens and H&M as neighbours in the same building. 

The new office is right at the top of the Uarda 6 building, with a view over the lake Råstasjön. The building has a large glazed atrium in the middle, with entrances on the lively Evenemangsgatan and also on the calmer Dalvägen, with its nice green areas.

“We think there will be many benefits for us and our staff as a result of the new location in Arenastaden. There will in particular be more space, but we will also be in a more attractive and expansive area with close proximity to a wider range of shops, restaurants, exercise options and events. In addition, we will be able to develop our way of working and customise the design of the premises so that it suits us,” says Ambea’s CEO, Fredrik Gren.

The new agreement will take the form of a Green Lease, entailing an ambition by both parties to identify resource-efficient and environmentally smart operating solutions, and the building will be environmentally certified according to Miljöbyggnad Guld..

The Uarda 6 building has been designed by the architects at T+E Arkitekter, and focuses on natural materials such as stone and light types of wood. The interior has features of Scandinavian modernism and the exterior materials have been selected from a life cycle perspective with regard to energy efficiency and sustainability.

-As a result of the rental agreement with Ambea, the building is now almost completely rented out. We only have just over 700 square metres left near the top of the building, but luckily we have more building rights that we can continue to develop in Arenastaden,” comments Andreas Malmsäter, Head of Leasing at Fabege.

Ambea runs approximately 500 units throughout Sweden in the areas of elderly care, accommodation, daily activities and schools for people with disabilities or mental illnesses, and addiction treatment. The company operates via the Nytida and Vardaga brands, and also provides the Rent-A-Doctor & Nurse staffing service. In 2015, the group had an annual turnover of approximately SEK 4 billion and approximately 14,000 employees.
